Heritage Loft Specialists Essex Ltd supply and build a complete loft conversion package.

We start by meeting you and discussing your requirements and plans and then provide a free quote.  If you accept the quote our architect will visit your property for approximately 3-4 hours to survey and design the loft conversion, discussing and taking into consideration your own ideas. Once the drawings are complete you will receive a copy, and the plans are submitted on your behalf to your local council for approval. This stage usually takes between 4-5 weeks as most loft conversions only have to go through building control. If however a conversion does have to go through the planning department it normally takes about 8-10 weeks.  Once the drawings have been returned with the council approval stamp we can begin.

As well as working from our own architect’s drawings we also work with other architects’ plans and designs.

The way we work

Scaffolding will be erected at the front and back of the property and depending on the style of construction possibly at the side.  All materials needed to construct the loft including the steels, are craned up onto the scaffold which lessens the risk of anything being stolen or blowing around.

Initially we cut an opening in the front of the roof which is our access into the loft space.  We run power from the house to use as our power source and screw shut the existing loft hatch for security. This part of the build which involves the main loft construction normally takes approximately 2 – 3 weeks, and we only request access to your property to use the toilet.

Once the main construction is completed, made water tight, insulated and secure we knock through the ceiling and fit the new staircase.  It is at this point that we are start working inside your property.  When this stage is complete our carpenters leave ready for the next phase of the build.

Our plasterers come in next and to minimise the mess in your house will use the loft space to mix their materials.  Pebble dashing or flat rendering also takes place at this stage.

When the plaster is completely dry, which takes approximately 2 – 3 days, our carpenters return and start the second fix which includes architraves, skirting and doors. Electrics, and plumbing if required, are installed during the build working from the agreed specification and plans.

To complete a loft conversion normally takes 5 – 6 weeks.
